Open Book Contractor

We are seeking an experienced Open Book Contractor to join our team as a trusted partner in managing and delivering construction projects in Milwaukee, WI. The ideal candidate will have a strong background in estimating, pre-construction, and the open book process, providing transparency and collaboration from conceptual budgets through to hard bids. This role is pivotal in ensuring accurate cost projections, fostering client relationships, and supporting project success.

Key Responsibilities:

Collaborate with the general contractor and project team to develop accurate conceptual budgets based on project scope and design intent.
Prepare detailed cost estimates and cost analysis for various project stages, from conceptual to hard bid.
Facilitate open book estimating processes, ensuring transparency and clear communication with clients, subcontractors, and stakeholders.
Assist in the development and management of project budgets, including cost control and value engineering.
Support pre-construction activities such as scope definition, bid solicitation, and subcontractor engagement.
Track and update project costs throughout the pre-construction phase, providing insightful reports and recommendations.
Ensure estimates comply with project requirements, local codes, and industry standards.
Maintain strong relationships with subcontractors, vendors, and clients to ensure competitive pricing and project alignment.
Qualifications:

Proven experience in construction estimating, pre-construction, or related roles.
Strong understanding of the entire project lifecycle from conceptual budgeting to hard bids.
Familiarity with open book estimating practices and collaborative procurement processes.
Excellent analytical, communication, and negotiation skills.
Ability to read and interpret plans, specifications, and contractual documents.
Knowledge of local Milwaukee building codes, regulations, and market conditions is a plus.
Self-motivated, detail-oriented, and able to work independently within a team environment.
Preferred Qualifications:

Experience working with general contractors in a similar open book or collaborative project delivery method.
Relevant certifications such as CCM, CPC, or equivalent.
